Looking for a walkable downtown, strong schools, and more house for your money than the inner-ring towns — without straying too far from the city? The Caldwells deliver. This trio — Caldwell, West Caldwell, and North Caldwell — is where a lot of my buyers land when they're priced out of Montclair or Glen Ridge but still want community, character, and space.

🏡 Three towns, three personalities

Caldwell — the walkable one. Clustered around Bloomfield Avenue: coffee shops, restaurants, a movie theater, a real Main Street. Median single-family (3+ br): ~$863K.

West Caldwell — the suburban one. More spread out, up against Roseland and Fairfield, with larger lots and newer housing. Room to breathe. Median: ~$821K.

North Caldwell — Big House Country. The most exclusive of the three: larger estates, quiet winding roads, and the West Essex Regional school district. Median: ~$1.3M.

Top schools. Caldwell and West Caldwell share the Caldwell–West Caldwell district (James Caldwell High School); North Caldwell feeds West Essex Regional. All well-regarded — a major family draw.

Green space and community. Parks, county reservations, and a genuine small-town feel across all three, with shopping and dining along Bloomfield Avenue.

🚉 The commute
The Caldwells are a car-first commute — there's no train station in any of the three, but you've got real options. Boxcar runs a reserved-seat bus (booked through the app) straight into Midtown. A local jitney to Bay Street station in Montclair puts you on a one-seat train to Penn. And the Route 23 Transit Center park-and-ride in Wayne has bus service into Port Authority. If a train-first commute is your top priority, I'll be honest about the trade-off — but for drivers and hybrid workers, the Caldwells give you a lot of home for the money.
